Home Loan Balance Transfer in Bangalore
Banks compete hard for new customers โ existing borrowers usually stay on their old rate until they ask. If another lender is offering meaningfully less, moving your outstanding home loan or loan against property there can save you lakhs. We run the numbers after every cost, and handle the switch if it's worth it.

Illustrative figures. The saving depends on your rate gap, outstanding amount, and remaining tenure โ the earlier in the loan, the bigger it usually is.
When a transfer makes sense
- Your rate is well above what lenders are offering new customers today.
- You still have many years left on the loan, so the lower rate has time to add up.
- The saving stays clearly positive after processing fees, legal and valuation charges, and stamp duty.
- You need extra funds โ many lenders offer a top-up loan along with the transfer.
- Sometimes your current bank will match the lower rate if you ask. We'll tell you when that's the simpler route.
Documents you'll typically need
Exact lists vary by lender, but this covers most cases.
- From your current lender: loan account statement, sanction letter, foreclosure letter, and the list of property documents they hold.
- KYC: PAN and Aadhaar for every applicant.
- Income: salary slips and bank statements, or ITRs and business financials if you're self-employed.
- Property: copies of the title documents, khata, and approved plan.
How it works with SVA

- You start paying the lower EMI. After that, we keep checking your rate every year.
Frequently asked questions
What does a balance transfer cost?
Typically โน60,000โ80,000 all-in for processing, legal, valuation, and stamp duty on a large home loan โ it varies by lender and loan size. We only recommend a transfer when the saving is clearly bigger than the cost.
Will my current bank charge me for closing the loan?
Not on a floating-rate home loan taken by an individual โ RBI doesn't allow foreclosure charges on those. Fixed-rate loans and some business loans can carry charges, so check your sanction letter or ask us.
Do you charge a fee for a balance transfer?
No. The new lender pays us, not you, and you get the same rate as if you'd gone to them directly. We also check your loan for free even if you decide not to transfer.
Can I take extra money when I transfer?
Often, yes. Many lenders offer a top-up loan with the transfer, usually at a rate close to the home loan rate โ much cheaper than a personal loan.
Can I transfer a loan against property too?
Yes. The same logic applies to LAP โ if another lender offers a meaningfully lower rate, moving your outstanding balance can save you money.
